Dubai Leads Global Branded Real Estate Sector with 140 Premium Projects by 2031

Dubai is poised to solidify its position as a global leader in branded real estate, with 140 premium projects expected by 2031. As part of a booming global market forecasted to reach 1,530 branded projects by that year, Dubai remains at the forefront of this property investment and lifestyle trend.

A recent study by Savills Global Residential Development Consultancy highlights Dubai’s dominance in branded residences, attributing its success to a dynamic real estate landscape, luxury appeal, and world-class connectivity. Dubai outpaces renowned markets like Miami, New York, Phuket, and London in this sector.

Growth of Branded Real Estate

Currently, there are 740 completed branded residences globally, with another 790 anticipated by 2031 across 100 countries. Dubai’s share includes nearly 140 completed and upcoming projects, demonstrating its capacity to attract top global brands and deliver developments tailored to a diverse international audience.

These projects span from hotel-branded residences offering five-star amenities to collaborations with renowned designers, appealing to both luxury buyers and investors. Globally, the demand for branded residences is expected to double over the next seven years, with the Middle East leading the expansion, projected to grow by 270% in this period.

Dubai’s leadership in this sector reflects its ability to integrate branded living seamlessly into its cosmopolitan environment, setting a benchmark for other cities worldwide.

Industry Insights

Rico Picenoni, Head of Savills Global Residential Development Consultancy, noted the sector’s diversification into new geographies. “We anticipate 60 new brands entering the market in the next five years, with growth extending to regions like Romania and Tanzania. The Middle East, and particularly Dubai, is driving this evolution to meet the demands of a discerning global clientele.”

With nearly 140 projects, the city exemplifies how these developments can thrive within a vibrant and rapidly growing urban landscape.”

Dominance of Hotel-Branded Residences

Globally, hotel-branded residences dominate the sector, accounting for 79% of developments in 2024, with two-thirds positioned in the luxury segment. Marriott International leads the market, with The Ritz-Carlton as the most prominent brand, while YOO stands out among non-hotel-branded residences.

Dubai’s unique ability to combine state-of-the-art infrastructure with luxury and lifestyle offerings has been instrumental in its success. As global demand for high-quality branded developments rises, Savills predicts Dubai will maintain its competitive edge.

Future Outlook

Beyond 2031, emerging markets in Asia-Pacific, including Vietnam, Thailand, and China, are expected to challenge North America’s dominance in branded residences. However, Dubai’s consistent performance and strategic appeal to investors and global brands ensure its continued leadership in this sector for years to come.
